SPEAKER_06Walking in the Why God for Mince, welcome to American Loots Outdoors. Alex Swutley's calling from my front porch from my home. And we have a very, very special guy that's coming back in to open the show with us, Wayne Walk. Yeah. Wayne, welcome back to the show, buddy.
SPEAKER_05Oh, thanks a lot. Glad to be uh glad to be back on the air here for at least you know for a few seconds you know segment or so. But uh catching my birth better each day and uh you know things at the hospital here, you know, had a setback with the uh the infection of my heart and that, but uh the open heart surgery went well. And uh I'm just glad to be uh you know apparently God still has a plan for me because he let me he let me wake up and apparently the doctor or the surgeon used name brand batteries because when he shocked my heart it worked.
SPEAKER_06So yes, sorry. And also we've got Redbone in the studio recording everything, and uh we've got a great show lined up for everybody. And Wayne, I want to say on behalf of American roots, and also for Redbone, and I don't feel wanna say something. We're glad to have you back, and we're glad to hear that your operation has went well.
SPEAKER_05Oh, thank you.
SPEAKER_01Yeah, and it's just good to hear your voice. And I know you posted a couple of videos on Facebook, but uh and and I want to commend you for doing that because I thought it was kind of cool for people to kind of see the process. And uh although we really didn't need to see when they were pulling the uh the tubes out.
SPEAKER_05That was stand up or go home, man.
SPEAKER_01Yeah, those things that make the hand the hair stand up on the back of your neck and make you go, ooh. Yeah, that's that's kind of the way I was watching that. But I watched it three times.
SPEAKER_05Hey, I asked I asked a few times if they could actually videotape the surgery for me and let me uh you know with my phone and uh let me let me play it later. And they're like, uh, we have limitations on that.
SPEAKER_01Oh, but did they did they videoography?
SPEAKER_06You're always doing something crazy.
SPEAKER_01Yeah, and and Wayne, did did they video your heart surgery? Because I know they do a lot of surgeries for teaching purposes.
SPEAKER_05Uh no, actually mine they did not. Okay. So apparently I'm not a good enough, good enough looking model. Uh you hairy back. They didn't like your hairy back. Well, yeah, it could be. I thought the deer tattoo would have been, but you know, they went in through the front, and actually the procedure they they gave me, there's only a few people in the U.S. that do it. And they uh they ended up not uh splitting my sternum uh directly down the middle. They went off from the side. Uh so they were able to put this they disconnected my aortic arch off my heart, stopped my heart, of course, put me on bypass and put the new mechanical valve in and reattached everything, gave it a good old die hard uh jump start, and uh she started right back up. But uh, you know, of course, a couple days later they found an infection in my heart, so I've been dealing with that. And uh I've been running periods, if you can tell, like probably on the videos that I do, I get short of breath real easy, and they found that I have a nerve that goes to my diaphragm that uh has been affected from the surgery, so my I'm not able to get my breath like I used to, but they said it's improving every day, so that's great.
SPEAKER_01Take it as a win. That's great. So are you are you able to eat just anything you want to or to have you on a special diet?
SPEAKER_05No, they got me on these silly diets here. They got uh I can't have cheese, I can't have any uh whole milk, I gotta have like all this stuff that has no flavor. And I tell you, Barnes Hospital uh up here in St. Louis, which is why I'm at, they the food is good. I'll give them that. But I tell you, it's it's hard to I don't know what training these cooks have to go through to make food look so good, but have no flavor to it. You know, I mean it's it looks like oh, this is mouth watering, it's gonna be delicious, and you put it in your mouth, it's like, where did they it's uh it's almost reminding me of a Willy Wonka uh invention. Uh uh Yeah, uh a suck a flavor machine or something, you know. They just put the food in front of it and it sucks the flavor out.
SPEAKER_01Well, I was gonna say if they didn't have it on a personal diet, two of my favorite restaurants in the whole world are very close to Barnes Hospital in St. Louis. One of them is Emo's Pizza, which is I think the best pizza on the planet. And the other would be White Castle, of course, and I think you get you about six sliders, you could have a good time. But I I'm pretty sure the sliders would not be on a diet for someone that just had heart surgery.
SPEAKER_06Probably not. Probably not.
SPEAKER_07No, no.
SPEAKER_06Well, listen, I have a question for you here. We just got uh two or three minutes left here before we go to a break. We got a special guest, but I got a question for you. Wayne, uh, when you knew of your your sickness and when they told you they was gonna stop your heart, tell the listeners what went through excuse me, your mind. Uh and and this is your time time to witness the people right here.
SPEAKER_05Well, I I'll be honest with you, uh guys, it it didn't really even hit me until the day I showed up for surgery. Uh because I I you know, coming from a medical background, uh, you know, I kind of knew the procedures, knew what they had to do, knew where all the parts were and what they were gonna have to cut and and sew back in and everything. So I I think having that knowledge made it so I didn't have to stress about it. But the day of the surgery is when everything just kind of rushed and hit me that morning, uh because of COVID and that, you know, the kids weren't allowed in the hospital, so the wife dropped me off in the morning and I went through my surgery and stuff. But the um I I just knew that in the beginning uh I had a I there was a there had to be a plan for me. Otherwise I don't think I would have made it this far in life. And um I even made a little video in case things went wrong and um uh i it was gonna be posted if things went wrong, but you know, in there I just basically said that, you know, take care of my friends, take care of my family, uh take care of uh, you know, the wife and the kids. But uh just I wanted everybody to know that uh you know I do everything I can for people when I can, and uh kids are always first on my list, no matter if they're mine or not. And um, you know, you people have known me for years know that kids are always first in my heart. So um I figured hey, I woke up, the batteries worked, uh, he didn't use an off-brand battery, and uh so God must have a a plan for me and we're gonna figure out what that is.
SPEAKER_06Yeah, well said. So so basically what you're saying, and I'm not trying to put words in your mouth, you never know when when your time is going to come. So you knew you were ready. If if God was gonna take you home, you was ready. Right.
SPEAKER_05I had already accepted that if that was the the last message I left, I wanted to make sure it was a good message and uh that it could be, you know, played or aired or whatever, but uh thank the Lord it didn't have to be. So but I I w I you know I went in knowing that hey, I did the best I could. We've all made mistakes, we still make mistakes. Okay and um you know we just plow through it and do the best we can and uh I try to help those when I can. So you went in at peace. Yes. That you know what that's a perfect way of putting it. When they they even asked me if I had anything I wanted to say, and then I was like, no. I said I've already said it all up in my head as I was laying there and they were wheeling me into the uh uh OR room.
SPEAKER_01Yeah, I remember when my when my when my uncle Daryl had his heart transplant, uh he was the first one they ever did at the University of Missouri at Columbia uh medical center. And uh interviewing him for for my radio show afterwards. I mean when from the time I got the call to get to Columbia, we found the heart in three hours. From that point until he felt that everything was kind of surreal. So they're really gonna take my heart out and put another heart in my chest. And uh I'm gonna live that way that it was it was just a surreal feeling. It's like you went in went in at uh at Pete, knowing that he had done everything he could do, done things the right way. So um hats off to you, my friend.
SPEAKER_05I I appreciate that. You know, and it just dawned on me. Of course, you know, about two days after my surgery, I should have snuck in one of my Wi-Fi cameras. Because then y'all should have been getting picture updates you know, every 30 seconds through the procedure. Uh and uh we could have had a storyline, but I don't think they would have I don't think they would have been too happy if they found out about that. No, that was that's another use for the wise eye. Right, another use for why everybody I love getting the updates from my on my phone though while I'm here of all them baby deer in my back uh Eagle Seat spot there. I'm telling you what. It it makes my day every time one of the pictures pops up and I see one of them babies on my uh thing. I keep thinking, man, four and a half more years. I hope I have a a date with you.

SPEAKER_03Red Bone, what would you say if I could tell you that you could kill a buck on stuff with that?
SPEAKER_01I would say you're crazy. There's no way to predict.
SPEAKER_06If you knew anything about high school sports in the Mountain Grove area, this guy was a total terror to everybody he played against, an all-stator quarterback, a guy that loves Christ, a guy that loves the outdoors. I just want to welcome you to the show, Bobby. Now, man, I I know you're thinking, well, what an intro there, but you're a very humble person, Bobby, and and you and I have always become friends. Even when Liberty came up here and played you guys, even after the games, you and I'd sit and visit, talk about hunting and fishing, etc. But I want people to know who Bobby Otwell really is, Redbone. Uh Bobby, look let's talk about this. How old are you and and tell us where you were born?
SPEAKER_08Twenty-six years old, born and raised in Mountain Grove my whole life. Uh moved up to Springfield, uh, Missouri here about three or four years ago, and and when I um did that, but still still go down to Mountain Grove and uh and the Ozarks all over in there all the time.
SPEAKER_06Good, good, good. Now now you you were born and raised there. You went to school at Mountain Grove your entire life, correct? The Panthers.
SPEAKER_08That is yep, K through twelve.
SPEAKER_06K through twelve. So you love the outdoors. Can you tell us about your first experience with the outdoors and who was it with?
SPEAKER_08Oh, I I would say one of my my first trips was was with um my grandpa's best friend. I went striper fishing on Norfolk Lake. And uh I was I was I was maybe big enough to hold the rod when I hooked into one, but I I really if I had a true memory of it, I'd say I probably had some help. But we thought we we had we had four strip four stripers that morning and and it was it was one of my earliest, fondest memories of of getting out into the outdoors and and really having a good time.
SPEAKER_06That's an awesome red bone. Yeah, it is and a lot of people like to talk about Norfolk on our show, that's for sure.
SPEAKER_01Yeah, and uh, you know, Alex, uh the funny that you know his one of his first memories would be fishing. So I'm gonna ask Bobby, uh, you know, fishing or hunting, if you just had to do one for for the rest of your life, which one would it be?
SPEAKER_07Oh, that's that's hard.
SPEAKER_08Um, I I would probably I would probably choose hunting if it was one or the other.
SPEAKER_09Okay.
SPEAKER_08But but man, when you're catching them, it's it's hard not to like fishing too.
SPEAKER_06Oh, that's exactly right. All right, so let me follow up. I have a question. I have a question, Redbone, real quick, if I may. I apologize for stepping on you. That's right. Your sister and uh her boyfriend won the his and her tournament, and they kicked everybody's tails pretty big. Can you uh kind of uh reveal the secrets to me after this show, what that he was using, what kind of baits and all that? I'm joking.
SPEAKER_08You know, that's that's what I I told Yarbor. I said, I said, What were you doing, man? He said, I don't know. He said it didn't matter where I went or what I did. He said, I just caught him. That's the way it is.
SPEAKER_06Really, that's the way it is. Really it is.
SPEAKER_08Yeah.
SPEAKER_07Sometimes you just can't do wrong.
SPEAKER_06Yeah. But your family loves the outdoors, your whole Otwell family. And and let's talk about the Otwell roots real quick, Red Bow. The Otwells uh originated right there in the Mountain Grove area, correct?
SPEAKER_08Yeah, my mom, my mom was in Mountain Grove her whole life. My dad is actually a transplant, he was a California boy. But um my parents met um at Bible College, at at Hillsdale Bible College in Oklahoma, and um then they they ended up getting together and and moving back to Mountain Grove. So they've ever since college they've all they've both been been there, and mom was there even before that.
SPEAKER_01Well, that's interesting. People that far away meet, and and that seems and that happens a lot. Uh so why why did they make the decision, you may have never asked, why did they make the decision to locate in Mountain Grove and not go back to California?
SPEAKER_08You know, I think my mom's whole family was there, and that's where she was kind of wanting to be, and and dad had kind of left California to to go to college to you know just kind of see what it was like outside of there. And and once he kind of got into the Midwest and seen what it was about, I think he he realized that that was gonna be a much better spot to to raise a family than maybe where he was at out there in California.
SPEAKER_01Well, I can I can say this.
SPEAKER_06I would agree with that, Red Bone.
SPEAKER_01Yeah, oh absolutely, absolutely. But uh, but I do want to say this. All right, as a broadcaster for Thayer Bobcat football, Alex, you as a fan of the Liberty Eagles football team, we regret that decision that they didn't stay in California when when Bobby Otwell was playing football and basketball at Mountain Grove.
SPEAKER_06Mountain Grove has some great athletes.
SPEAKER_01Yeah.

SPEAKER_07Hey, this is Eddie Salter, and you listen to American Roots and Outdoors with Alex Rutledge and Free.
SPEAKER_06We've got Bobby Otwell with USA Morgan's a local boy from Mountain Grove, Missouri, all-state athlete. This guy, 26 years old. And while we was on a break, we was talking about uh the defense. Which defenses would he rather face or wouldn't face in his high school years? And Red Bull had asked him, would it be Thayer, Bob Cass, or Little Eagles?
SPEAKER_08And your answer was I don't want to see either one. Yeah, I I mean you couldn't you couldn't do much. Uh it was tough to to do anything against either one of them. So um and local Thayer boy hardgrove, he Levi Hardgrove, a buddy of mine, you know, he he had a nose for the ball, and you never wanted never wanted him on the other side. You know, you always wanted him on your team. I never got to do that, but I wish I could have. But uh also Coach Kay over at Liberty, you know, he he always had it dialed up too. So both of those were were no fun for for a quarterback for sure.
SPEAKER_01Hey, in your years. Yeah, I was gonna say in your years at Mountain Grove, what is your most memorable game?
SPEAKER_08Oh, that would be the um that would be the Mountain Grove Liberty game um in the regular season, my junior year when we had a had a 52-yard quarterback sneak to to seal the victory on fourth and one for a touchdown.
SPEAKER_07Alex remembers that one. I removed made me mad. I said all right.
SPEAKER_01Well, good good thing y'all didn't try and run the counter.
SPEAKER_08That's right.
SPEAKER_06So we talked about where you're born, where you raised, high school sports, Bobby. Talk a little about the outdoors at hunting. Uh you love to turkey hunt, you love the bowl hunt, and you're always sending me pictures, I'm sending you pictures, and uh you remember the first white tail you ever killed, and and let's talk about that real quick.
SPEAKER_08I do. Uh I was actually hunting on my grandpa's farm there in Mountain Grove um in the new season and really didn't know anything um about hunting. Uh, you know, my my grandpa bird hunted his whole life, but that was that was it. He was never a whitetail hunter. Um my dad killed one deer in his entire life and never went again. So um my education in the outdoors was just from really trial and error. Um I was I did have I did have somebody with me. It was my stepdad, and he was you know, I we were sitting at the base of a tree in the woods, and I had a little a little fork it horn um walk out at about 40 yards from me. Had a little lever action 3030 and honestly it was I I shot him a little too far forward. I shot right through both front shoulders. And so he just lost his front legs and pretty much scooted down a hill on his chest. He had no hair left on his chest when I got to him because he his back legs were running and his front ones weren't, and he didn't go fifty yards, but it it was that was the first time I'd I'd never even been close to that close to a white tail before, you know. And I was sitting there on the ground and uh I actually forgot to cock my hammer, so the first time I tried it didn't even, you know, I was ready to shoot and didn't even shoot, but we got the job done still.
SPEAKER_01Yeah, how how many people have done that in their lives? Everybody raise your hands.
SPEAKER_06Yeah, exactly. So now let's talk about your turkey hunt, your first gobbler, your first experience with a turkey.
SPEAKER_08Oh, it was rough. Like I said, I didn't have much um it was a a trial and error experience and and you guys as turkey hunters understand it turkeys are are smart even for a season hunter. So um that was that was an experience. It was even more special, I think, because I think uh it was probably three or four years of of just making the wrong move every time because I wasn't patient enough or I you know it I was I was learning. So um when I finally did get the first one on the same farm actually as as I killed that my first deer on my grandpa's place there, um it it was even a little more sweet. I was totally by myself. Um and and after just trying and trying and trying for you know year after year, you start to get a little discouraged. So once you once you finally get one down, it was pretty sweet.
SPEAKER_06That's awesome. That's awesome. Let's talk about now about college. Where did you attend college at?
SPEAKER_08I went um to Missouri State West Plains uh for two years and um was working for American Family Insurance at the time. Um and was and was going to school online and working as well. And then I finished up my associate's degree there with plans to transfer to uh Missouri State in Springfield. But in the meantime that's when Um I had the opportunity to get into into the mortgage lending world and um you know they they didn't need a bachelor's degree for that and I was pretty sure that's what I was gonna want to do. So you know, instead of continuing on with school and and going through that process, I decided that I'd you know I'd take a leap and and see if it worked out for me, and if not, I could always go back. So, you know, h here I am, you know, what five years later, four and a half years later, still going. So so far so good. But I uh I got my associates at West Plains, and then um after that I I didn't continue on to get my bachelor's.
SPEAKER_01Yeah, Bobby, did you did you enjoy your time at West Plains? I mean, I know you said you you did a lot of your stuff online, but just being a part of that campus and the campus that's growing every year, uh, that would be a lot of fun.
SPEAKER_08Yeah, it was great. I I had I had nothing but positive, positive experiences down there and uh, you know, still have you know know people that go down there and recommend it. It was I had I had a great experience.
SPEAKER_01And did you ever get out there in any in intermural basketball and and get some of the grizzlies out there on the court and school them a little bit?
SPEAKER_08You know, I I didn't mess with any of that. I figured my my basketball days were even limited in high school, so I figured I better not mess with those guys.
SPEAKER_06Well, tell us now, Bobby. You're working for USA Mortgage, uh, and I know the personality that you have and the big heart that you have. With USA Mortgage, you're able to help people uh buy a new home, uh buy a used home, whatever. Uh we're gonna talk more about that when we go to a break, but I want you to be thinking about that. SPEAKER_03Hi everybody, this is Alex Rutledge with American Roots Outdoors. Alex Art. I got the perfect four three.
SPEAKER_06And my question was uh you you make a lot of people happy, it helped fulfill a lot of people's dreams with USA Mortgage. So let's talk about USA Mortgage.
SPEAKER_08Yeah, so I I started with USA Mortgage um in actually just right out a year ago, I switched over um at the end of June last year, and ever since it's it's been it's been great for me. Um you know the best the best part about what I do, um, you know, the mortgage process can be scary for people for you know they they don't know what to do or or when to do it, and and kind of giving some advice on that and helping people, whether it be buy their first home or the fifth, you know. Um anytime, I mean, most of the time that's the biggest purchase in somebody's life. And so whether you're buying your first one or upgrading, you know, to your fifth or sixth one, every time, I mean, getting a new house is is one of the most exciting and exciting things and that a lot of people do. So doing that, and then also, I mean, with refinances, especially lately with with interest rates being as low as they are, you know, people have have saved tons of money monthly or or cashed out on a house to to buy something, you know, something totally different or or pay off all their debt. You know, anytime you're helping somebody in this business, it's it's life-changing literally for the people that you're helping. So seeing that on closing day and and showing up when they sign their documents and shake hands, and it's it's just really rewarding because when it's done, you know, you always have have impacted their life in a positive way. That's awesome.
SPEAKER_01Yeah, and if someone who has bought several houses in their life, you're exactly right. It doesn't matter if your first one, your second one, or your fourth or fifth. Uh from the standpoint of the buyer, uh going over that closing, you're nervous. I mean, you know, is this something we really can do? And and I know that you know part of your job is to kind of put those people in the ease and you know, say, look, we've we've gone through all the numbers. You know, this this is something that that you can do. I got I guess what I'm saying is you know, and what to reassure them.
SPEAKER_08Yeah, and you know, a lot of people, you know, they don't realize that it's not it's not as hard to do as as what you think. You know, you don't have to have 20% down, you know. There's a lot of myths out there about you know about uh owning a home that a lot of people don't understand, and in in some cases, you know, their their mortgage payment is less than the rent they were paying before.
SPEAKER_01Exactly. Uh I'm fond of an old saying that I heard one time that said, when you're paying rent, you're just paying somebody else's mortgage.
SPEAKER_08That's exactly right. That's exactly right. That's that's what I try to help people quit.
SPEAKER_06I want to share a story with everybody real quick. I just refinanced uh my wife and I, uh, and by refinancing at a lower interest rate, and I got mine locked in at 2.25 for a 15-year note. And I had a 20-year note uh before I refinanced. And by refinancing, I want all the listeners to hear this. By refinancing it saved me $90,000 in interest. Yes, five years off my note.
SPEAKER_01Yeah, and that's the amazing part.
SPEAKER_06Now is the time to refinance. Now is the time to buy, and I encourage you to find a good bank or good loan uh organization like USA Mortgage and get a hold of Bobby Otwell. This guy here is a straight shooter, he'd never mislead you. This guy right here will help you make your dreams come true. For example, if you've bought a place right now that has a house on it, and you think you've paid too much for it or you paid too much interest on it, get a hold of Bobby. He may buy that note. Am I right, Bobby?
SPEAKER_08That's right. Yeah, get a hold of me, let me know. Um, and and the it doesn't hurt to run the numbers. If if it doesn't work out, I'll tell you, hey, you know, where you're at, you're you're probably getting a pretty good deal. But if you're not, you know, it it doesn't hurt us, it doesn't hurt at all for me to take a look at it. It takes, you know, very little time now for me to run through and and real quick I can tell you if you know, hey, we we're gonna save you this much, or or you know what, you're you're sitting pretty good, stay where you're at. And you know, I will never try to persuade somebody away from where they're at. If if what they have is is working for them, by all means. But if I can help at the same time, by all means, let's do it.
SPEAKER_06Yeah, let me ask you this. What what interest rate can people uh get a mortgage for right now? And what are the requirements, real quick, before we wrap up the the radio part of the show?
SPEAKER_08So we look for credit scores, um 600 or better. Um and of course the higher your credit score, the better your interest rate's gonna be. Um but I'm still seeing stuff in in the high two and low three percent range. Um you know, I I'm I'm still, you know, people are are fearing that they're going up a little bit, but but what they don't know is is you know, twenty, thirty years ago, you know, you didn't want to see where the interest rates were. You may with those guys who were wishing, you know, they had they had two and a half or three and a half percent. So um like I said, by just no matter where you're at, if even if you're at you know, just over that, if you're at four percent or higher than that, by all means give me a call and and we'll see if if we can save you some money.
SPEAKER_01Yeah, and even a percentage point, and a lot of times, Bobby, because I was this way and I just financed too just about a year ago, uh, a percentage point sometimes can save you a hundred, hundred and fifty dollars a month on your payment and save you, like Alex said, tens of thousands of dollars over the life of the the home loan.
SPEAKER_08Right. And that's that's what people, you know, it it may be a what would you wouldn't think isn't a crazy number monthly, but when you talk about knocking the interest off over the over the life of the loan, like Alex said, saving $90,000 on his note. I mean, that's that's a significant amount of money for anybody.

And what we're gonna talk about in this bonus segment, if you listen to the other parts of the show, is what an agent looks for and how to prepare for the meeting you're gonna have with a loan officer like Bobby Otwell. So, Bobby, if I come into your office and I come in there wearing dirty clothes and and talking foul mouth, this and that, what have I just done to you? Well dirty clothes is okay. That means you're a worker. What is it? Yeah, that's true. Yeah, what does it mean to you if I'm in a foul mouth and then this and that? I mean, should we should we pay attention to how we present ourselves? Let's talk about that.
SPEAKER_08Yeah, I mean, you all you always want to try to care try to carry yourself, you know, respectfully. But you know, what I really look for is you know everybody from all walks of life come in. You know, you see people you can help every day and you see people that you can't. Um, but I always say, you know, I'm gonna look at it one way or another. If I can help you, I'll help you. And if I can't, maybe I can give you some tips on on how we can get to where we can help you. So um the you know, I look at the bones of it. Really, it's your credit score, um, is one of the major factors. The next one be debt to income ratio. Um and and then make a full informed decision on if we can if we can get you approved for a loan or not.
SPEAKER_06Awesome. So so you know, I didn't want it to sound bad the way I said it, you know, but appearance has something to do with meetings. And if you're a worker, we understand being dirty, but if you come in there being foul mouth and disrespectful, uh it sets a bad presence. So my advice to to anybody going to a meeting, you want to conduct yourself very professionally and be prepared. So being prepared for uh a mortgage meeting, what kind of things do people bring with them?
SPEAKER_08So ideally, we we need your income documents because, like I said, credit score being number one, debt to income is gonna be the very next thing um hurdle that we have to jump to to look at getting you approved. So ideally we'd like 30 days of your pay stubs, your most recent two years of your W-2s, um, and and 30 days of your of your bank statements to if you're purchasing, so we can show that you have the funds if you're gonna have a down payment. So ideally that'll get us started. There's more documentation required throughout the loan. Um, but 30 days of your pay stubs, your last two W-2s, and uh and a 30-day bank statement will will get you get us an idea of how much you make, how much money do you have for a down payment, and and there from there we can kind of decide what loan type we're gonna do.
SPEAKER_01All right, Bobby. So let me ask you this, and I'll if I can jump in here. What if people don't have their W-2? I mean, and you know, a lot of people don't keep their tax records and then, okay, I filed that here, put this in the trash, burn it, whatever. I mean, are those retrieval are those retrievable?
SPEAKER_08They are. We can we can um order what's called a W-2 transcript from the IRS. Um it it takes us a couple days to get those back. Usually we can have them sign a form for consent for us to obtain those, and uh and we can get that information from the IRS.
SPEAKER_01Well, I know there are a lot of people that you know this. And there was a time in my life when I was the same way. I thought, I don't need all this tax stuff here, just throw this in the trash and you know, burn it next time we burn trash. But but um you know, we suggest people you need to keep those records for about seven years, you really do.
SPEAKER_08Right, right. Just and like I said, if if you don't have them, it's not the end of the world, but it it makes the process smoother and quicker um if you are able to bring them with you on the first time. Otherwise, it it'll take us a couple days, up to a week, um, to get the IRS to get get those to us.
SPEAKER_06My mama Linda Bird, I promise you, my wife she keeps every piece of paper, every receipt. I'm telling I don't know what I'd do if it wasn't without Linda Bird, but uh Bobby, uh we'll wrap it up to show here the the podcast bonus part here. And in closing here, what advice or just a few more tips that you can share with anybody that's applying for a mortgage loan?
SPEAKER_08You know, just just really reach out, get a hold of me. Um, like I said, if if we can help you, we will. If we can't, I can let you know what we need to do to do it. Uh ideally try to keep your credit cards if you have them under 30% of the balance. Um, and and that'll help keep your credit scores up and and give you your best odds for being able to get approved for a loan. So um get a hold of me, call, text, email, however you need to, and and we can take a look at it and and see where we're at.
SPEAKER_06Uh do you finance farmers also and loggers and sawmillers, truckers, all that?
SPEAKER_08Yep. Yep, all self-employed borrowers, that's fine. Uh we we use tax returns, of course, because some of those are 1099s instead of W-2s, that's fine. Um do a lot of self-employed borrowers. So any um anything less than a hundred acres um that has a primary residence on it, um, I I'm your guy.
